Real estate technology sits on top of processes that are still substantially paper-shaped. A transaction involves a dozen parties who do not share systems, documents that must be signed in a particular order, deadlines that carry legal consequence, and money movement that is a favourite target for fraud. Software that ignores this and simply digitises the forms adds a system without removing any work.

The projects that succeed model the transaction as a workflow with states, obligations and deadlines rather than as a document repository. Who is waiting on whom, what happens if a contingency date passes, which documents are outstanding, and what the next required action is — surfaced to each party in terms they understand. That is a considerably harder product problem than a listings page, and it is where the durable value sits.

We build across the sector: consumer and agent-facing listing platforms with MLS and IDX integration, transaction and closing management, property management and tenant portals with maintenance and payment workflows, commercial portfolio and asset management with lease abstraction and analytics, and construction and development project systems. Integration is a constant theme — MLS feeds with their regional idiosyncrasies, accounting systems such as Yardi and MRI, e-signature providers, payment rails, credit and background screening, and increasingly building management systems and IoT sensor data.

Two things deserve particular engineering attention. Wire fraud is a serious and active threat in this sector, so payment instruction flows need verification, out-of-band confirmation and hard controls rather than trust in email. And listing data quality varies enormously across sources, so normalisation, deduplication and image handling are substantial work that determines whether search and mapping feel good or feel broken.
